How will the alley function?

The portion of the alley north of the site will connect to a new westbound leg at the northern end of the site, exiting onto Beverly Drive. The portion of the alley south of the site will connect to a new eastbound leg at the southern end of the site, exiting onto Canon Drive.

Are the walkways in the two colonnaded areas open to the public?



How tall is the hotel?

The hotel is 83 feet tall to the roof deck, as measured per the Code. Rooftop features above that height include the pool grill, conservatory, elevator/stair facilities and architectural features.

How tall is the gardens building?

The gardens building is 42 feet tall. Rooftop features above that height include an unoccupied architectural feature with a dome and spire.


How tall are the existing office buildings in the area?

The Sterling Plaza building is 115 feet tall. The 9401 Wilshire building is 160 feet tall. The Glendale Federal building is 160 feet tall. The Union Bank building is 108 feet tall. The Bank of America building is 110 feet tall.

Are there existing buildings on the hotel site that are over 45 feet tall?

Yes. The former Israeli Discount Bank building is 70 feet tall and the former Gucci warehouse building is 65 feet tall.

How many hotels in the City are over 3-stories in height?



Who will operate the hotel?

Montage Hotels & Resorts will be the hotel operator. They also operate the Montage Resort & Spa in Laguna Beach.

Who will operate the parking garage?

The garage will be operated by a single, third-party parking company. The hotel and condominium valet operation will be under contract to the hotel. The public parking operation will be under contract to the City.

What rates will be charged for parking?

The hotel parking rates will be based on market rates for luxury hotels in Beverly Hills. The public parking rates are expected to be $1 per hour for the first two hours and $1 per half-hour thereafter, to a maximum of $13.

Did the Environmental Impact Report (EIR) find any significant traffic impacts after mitigation measures were applied?

No. With the adopted mitigation measures, no significant traffic impacts were found for the project.


Has the project been approved? YES
The Planning Commission and the City Council each approved the Specific Plan and Development Agreement for the project after significant modifications. The City Council approved the Project Agreement and Parking Garage Lease on November 30, 2004.
